20 Quinta Verde is a beautifully designed villa built to an extremely high specification with all the luxuries you expect from a first class villa. There are stone floors, air-conditioning and underfloor heating throughout. Tall ceilings and double doorways give the villa its spacious light feel.
The villa is spread over three floors which, should there be more than one family staying here, gives you the privacy you need whilst allowing you all to stay in the same place.
Automated gates to a private driveway access the villa. Calcada paths lead to the front door where there is a beautiful sphere water feature. Double doors lead to the elegant hallway.

Villa Aerial View
Sitting Room
Off of the hallway is a large sitting room with four patio doors leading out to the outside dining area and the terrace overlooking the swimming pool. There is ample seating, a beautiful stone fireplace and a 37" Plasma television with a Bose Lifestyle CD/DVD system. There is a selection of DVDs for all the family plus a large library of music stored on the Bose Lifestyle system. The villa is equipped with the full Sky+ satellite television package.

Kitchen/Dining Room
The kitchen and dining room are stunning. The dining room seats eight and also has speakers for the stereo system and a 23 Plasma TV. The kitchen is extremely well equipped with 1 ½ electric oven, five ring gas hob, microwave, dishwasher, larder fridge, double stainless steel American fridge with ice and water machine, built-in coffee Nespresso machine, double sink plus the usual kitchen appliances of kettle, toaster and Magimix. Should you need them, there is a steriliser, bottle warmer and high chair. The large central island unit has four bar stools making the whole area extremely sociable.
Off of the kitchen is the utility room with washing machine, tumble dryer and double sink. There is also an iron and ironing board.

BBQ Terrace
Al Fresco dining is obviously a key feature at 20 Quinta Verde and accessed from both the lounge and the dining room is the outside dining terrace with a built-in BBQ and a table seating twelve. There are speakers for the stereo system and lighting for at night.

Study
Accessed via the lounge and the hallway is the study. This has a desk and two easy chairs for relaxed working! There is a Broadband connection and telephone in this room. The study overlooks the swimming pool what more can you ask for in an office!

Off of the hall is a cloakroom with a beautiful stone sink.
Bedrooms
The villa has five bedrooms all en-suite and with patio doors to terraces. They are all air-conditioned, have underfloor heating and built-in wardrobes. The beds have the finest bed linen from the White Company and every room has two towelling robes.

On the first floor is the master bedroom and Bedroom 2.
The master bedroom has a King size four poster bed and leads onto a large roof terrace where you can enjoy truly spectacular sunsets while enjoying an aperitif! The master bedroom boasts a walk-in wardrobe as well as another double built-in wardrobe. It also has speakers for the stereo system.
Bedroom 2 has two single beds both with trundle beds underneath that slide out and raise up to the same level as the single beds thus enabling four children to share this room. This room also leads out to the same roof terrace as the master bedroom.
On the ground floor are a further two bedrooms.
Bedroom 3 can be made up either as a Kingsize bed or a Twin. It has double doors leading to the terrace at the side of the villa with orange, lemon, lime and grapefruit trees.
Bedroom 4 can also be made up either as a King-size bed or a Twin. It too has double doors leading to the terrace at the side of the villa with orange, lemon, lime and grapefruit trees.
In the basement is Bedroom 5 with a King-size bed. Although in the basement, this is an exceptionally light room again with double patio doors leading onto a private terrace.
Games Room
In the basement is a large games room with a Bonzini table football, Air Hockey and Table Tennis.
The basement also has a W.C. and large cupboard to store suitcases and golf clubs. There is also a cot, cot bedding and a selection of children and babies toys.
The double garage has remote control electric doors and is also accessed from the basement making it easy to drive straight in and access the villa this way. There is a selection of beach and pool toys in here.
The Garden
The garden is a truly relaxing haven filled with citrus trees, Jasmine, Bougainvillaea, Lavender, Agapanthus to name but a few. There is a large 10x5 m heated swimming pool. There is a large terrace all around the pool with sun loungers and a lawn area surrounding the terrace. It is a totally private garden.
The front of the villa has 300 year old Olive trees surrounded by Lavender.

The managing agent is on hand 24 hours a day should you need him. Car hire and babysitting can also be arranged through him.
Our maid will clean every weekday and linen and towels are changed once a week. The swimming pool and garden are maintained weekly.
